MEETING NOTICE

The Benton County Board of Public Utilities will meet in regular monthly session on Tuesday, September 24, 2024, at 3:30 p.m.  at the office of the Board at 975 Hwy 70E, Camden, TN. A Benton County Electric System customer that wishes to address the board may call 731-584-8251 Ext. 309 by 12:00 p.m. the day before the meeting to request to speak and learn more about providing comment. Notice is hereby given that on the 29th day of August, 2024 letters testamentary (or of administration as the case may be) in respect of the estate of Terry Waine Brewer, who died July 31, 2024, were issued to the undersigned by the Clerk and Master of Benton County, Tennessee. All persons, resident and non-resident, having claims, matured or unmatured, against the estate are required to file the same with the Clerk of the above-named Court on or before the earlier of the dates prescribed in (1) or (2) otherwise their claims will be forever barred:

NOTICE OF PUBLIC HEARING FINAL READING

The City of Camden Mayor and Board of Alderpersons will hold a Public Hearing and Final Reading on Ordinance #RP-2024-0909, to amend the official zoning map of Camden, TN, to rezone (2) properties located on Hwy. 70 West,  

(Map 078P, Group A, Parcels 5 & 6) from B-1 (local business) to R-2 (medium density residential).

The public hearing and final reading will be held on Tuesday, October 22, 2024, at the hour of 5:00p.m. at Camden City Hall.

All interested citizens are invited to attend and comment.

TRUSTEE'S NOTICE OF SALE

WHEREAS, Thomas McEwin, by Deed of Trust dated October 26, 2015, and recorded in the Register's Office of Benton County, Tennessee, in Record Book 269, Page 150, conveyed to Lesley Taylor Medlin, Beneficiary, John W. Whitworth, Trustee, and subsequently assigned to Barry Keith Arnold, Beneficiary, John W. Whitworth, Trustee, in Record Book 416, Page 395, in the Register’s Office of Benton County, Tennessee, the hereinafter described real estate to secure the payment of a certain installment note and any renewals thereof; and

WHEREAS, default has been made in the payment of the indebtedness and the holder of the note has declared the entire amount due and payable as provided in the Deed of Trust.  The Trustee has been directed to foreclose the Deed of Trust in accordance with the terms thereof and the public is hereby notified that the undersigned Trustee will sell hereinafter described real estate at public auction to the highest and best bidder, for cash in hand, at the North door of the Courthouse in the Town of Camden, Tennessee, at 10:00 a.m. on Tuesday, October, 8, 2024.  Said property to be sold in bar of the equity of redemption and subject to the liens of all special assessments against it.

BEGINNING at an iron pin set on the northeast right-of-way of White Street; said pin serves as the southwest corner of the herein described lot and is located South 58 degrees 04 minutes 26 seconds East 640.68 feet from a PK nail set in pavement at the intersection of the north right-of-way of White Street and the east right-of-way of Rockport road; runs thence from the point of beginning with severance lines North 33 degrees 19 minutes 30 seconds East 112.11 feet to an 18 inch sweet gum tree and South 75 degrees 46 minutes 23 seconds East 56.39 feet to an iron pin set at a cedar fence post; said pin serves as the northeast corner of the herein described lot and is in the west line of Bobby Fowler (Deed Book 211, Page 287); thence with Fowler and fence South 01 degrees 50 minutes 28 seconds West 70.95 feet to a wood fence post, South 13 degrees 25 minutes 18 seconds East 13.67 feet to a wood fence post and South 23 degrees 43 minutes 32 seconds East (leaving fence 83.69 feet to a found 1 ½ inch pipe; thence continuing with Fowler South 60 degrees 22 minutes 18 seconds West 14.56 feet to an iron pin set on the right-of-way of White Street; thence with the right-of-way North 54 degrees 50 minutes 20 seconds West 38.41 feet and North 58 degrees 14 minutes 35 seconds West 125.56 feet to the POINT OF BEGINNING, containing 0.30 acre, more or less.  According to a survey by Jesse R. Peirpoint, TN R.L.S. 2878 dated September 16, 2015.  Bearings are magnetic per reading taken September 16, 2015.

This being the same property conveyed to Thomas McEwin, by virtue of a Warranty Deed dated October 20, 2015, from Lesley Taylor Medlin, filed for record October 27, 2015, at 3:29 p.m., in Record Book 269, Page 147, in the Register’s Office of Benton County, Tennessee.  Thomas McEwin is now deceased, but a date of death has not been verified nor any known heirs.   

This sale is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights or redemption of any governmental agency, state or federal; any prior liens or encumbrances as well as any priority created by a fixture filing; and to any matter that an accurate survey of the premises might disclose.  In addition, the following parties may claim an interest in the above-referenced property.

The sale held pursuant to the Notice may be rescinded at the Successor Trustee’s option at any time.  The right is reserved to adjourn the day of the sale to another day, time, and place certain without further publication, upon announcement at the time and place for the sale set forth above.

Title to said real estate is believed to be good, however, the undersigned will sell as Trustee and convey only such interest as vested in him by Thomas McEwin, by virtue of the Deed of Trust.
