TERMS OF SALE:
Said real property will be sold for cash, 10% down on the day of the sale, with the balance due upon confirmation of the sale by the Court. The sale will be held open for ten (10) days (until August 27, 2024 at 12:00 Noon) during which time a person may come into the office of the Clerk and Master at the Benton County Courthouse and raise the highest bid received at the auction by ten percent (10%) and will be required to deposit ten percent (10%) of the raised bid price with the Court. Upon the bid being raised, a second and final auction will be held at the Benton County Courthouse, Chancery Courtroom, 1 Court Square, Camden, Tennessee, on August 27, 2024 at 1:00 P.M. WHEREAS, MALLORY SHANNON, by Deed of Trust dated March 29, 2022, and recorded in the Register's Office of Benton County, Tennessee, in Record Book 375, Page 362, conveyed to John W. Whitworth, Trustee, in the Register’s Office of Benton County, Tennessee, the hereinafter described real estate to secure the payment of a certain installment note and any renewals thereof; and
