 TRUSTEE'S NOTICE OF SALE

WHEREAS, Jessica Leigh Hill and Brittany Nichole Robbins, by Deed of Trust dated April 23, 2018, and recorded in the Register's Office of Benton County, Tennessee, in Record Book 303, Page 348, conveyed to John W. Whitworth, Trustee, the hereinafter described real estate to secure the payment of a certain installment note and any renewals thereof; and

WHEREAS default has been made in the payment of the indebtedness and the holder of the note has declared the entire amount due and payable as provided in the Deed of Trust.  The Trustee has been directed to foreclose the Deed of Trust in accordance with the terms thereof and the public is hereby notified that the undersigned Trustee will sell hereinafter described real estate at public auction to the highest and best bidder, for cash in hand, at the South door of the Courthouse in the Town of Camden, Tennessee, at 9:00 a.m. on Tuesday, October 13, 2026.  Said property to be sold in bar of the equity of redemption and subject to the liens of all special assessments against it.

The real estate to be sold is located in Benton County, Tennessee, and more particularly described as follows:

TAX MAP 078B GROUP A PARCEL 004.00

TAX ASSESSOR’S OFFICE BENTON COUNTY, TENNESSEE

(193 POST OAK AVENUE, CAMDEN, TENNESSEE)

Tract No. One:  BEGINNING on a stake on the south edge of the Post Oak Road, 20 feet South from the center of said road and the west edge of West View Extended Street and 20 feet West from the center of said street; running thence with the south edge of said road, North 45 degrees West 100 feet to a stake; thence South 45 degrees West, 160 feet to a stake in Bowles Crocker’s north boundary line; thence with said line, South 22 degrees West, a 50 feet to a stake; thence South 45 degrees East, 165 feet to a stake in the west edge of West View Extended Street; thence with the west edge of said street; North 15 ½ degrees East, 153 feet to a stake at the turn in said street; thence with said street, North 36 degrees East, 73 feet to the BEGINNING, including and excluding that portion described in Trust Deed Book 36, Page 551, in the Register’s Office of Benton County, Tennessee.

Tract No. Two:  BEING on the west side of Post Oak Road and BEGINNING at a stake, the same being the northeast corner of Delbert Spence’s residence lot in the west edge of Post Oak Road; thence with said Post Oak Road, North 50 feet to an iron stake in the west edge of said lot, the southeast corner of the Odle property; thence with Odle’s line, West 93 feet to an iron stake at a red oak tree; thence continuing with Odle’s line in a southwesterly direction, 135 feet to an iron stake in Spencer’s north boundary line; thence with Spence’s north boundary line, East 210 feet to the POINT OF BEGINNING.

This being the same property conveyed to Jessica Leigh Hill and Brittany Nichole Robbins, as tenants in common with the right of survivorship, by virtue of a Warranty Deed dated April 23, 2018, from Thomas E. Batchelder, Jr. and wife, Janet L. Batchelder, as appears of record in Record Book 303, Page 345, in the Register’s Office of Benton County, Tennessee.

This sale is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights or redemption of any governmental agency, state or federal; any prior liens or encumbrances as well as any priority created by a fixture filing; and to any matter that an accurate survey of the premises might disclose.  In addition, the following parties may claim an interest in the above-referenced property:

The sale held pursuant to the Notice may be rescinded at the Trustee’s option at any time.  The right is reserved to adjourn the day of the sale to another day, time, and place certain without further publication, upon announcement at the time and place for the sale set forth above.

Title to said real estate is believed to be good, however, the undersigned will sell as Trustee and convey only such interest as vested in him by Jessica Leigh Hill and Brittany Nichole Robbins, by virtue of the Deed of Trust.

Notice is hereby given that on 28th day of September, 2026, letters testamentary in respect (or of administration as the case may be) in respect of the estate of Karen J. Tully, who died September 17, 2026, were issued to the undersigned by the Clerk and Master of Benton County, Tennessee. All persons, resident and non-resident, having claims, matured or unmatured, against the estate are required to file the same with the Clerk of the above-named Court on or before the earlier of the dates prescribed in (1) or (2) otherwise their claims will be forever barred:

(1)       (A) Four (4) months from the date of the first publication (or posting, as the case may be) of this notice if the creditor received an actual copy of this Notice to Creditors at least sixty (60) days before date that is four (4) months from the date of the first publication (or posting); or

                            (B) Sixty (60) days from the date the creditor received an actual copy of the Notice to Creditors, if the creditor received the copy of the notice less than sixty (60) days prior to the date that is four (4) months from the date of the first publication (or posting) as described in (1) (A); or
