Notice is hereby given that on the 11th, day of September, 2025, letters testamentary (or of administration as the case may be) in respect of the estate of Renee Cooper, who died September 3, 2025, were issued to the undersigned by the Clerk and Master of Benton County, Tennessee. All persons, resident and non-resident, having claims, matured or unmatured, against the estate are required to file the same with the Clerk of the above-named Court on or before the earlier of the dates prescribed in (1) or (2) otherwise their claims will be forever barred:
(1) (A) Four (4) months from the date of the first publication (or posting, as the case may be) of this notice if the creditor received an actual copy of this Notice to Creditors at least sixty (60) days before date that is four (4) months from the date of the first publication (or posting); or
(B) Sixty (60) days from the date the creditor received an actual copy of the Notice to Creditors, if the creditor received the copy of the notice less than sixty (60) days prior to the date that is four (4) months from the date of the first publication (or posting) as described in (1) (A); or
(2) Twelve (12) months from the decedent’s date of death.
All persons indebted to the above Estate must come forward and make proper settlement with the undersigned at once.

TERMS OF SALE:
Said real property will be sold for cash, 10% down on the day of the sale, with the balance due upon confirmation of the sale by the Court. The sale will be held open for ten (10) days (until October 27, 2025, at 12:00 Noon) during which time a person may come into the office of the Clerk and Master at the Benton County Courthouse and raise the highest bid received at the auction by ten percent (10%) and will be required to deposit ten percent (10%) of the raised bid price with the Court. Upon the bid being raised, a second and final auction will be held at the Benton County Courthouse, Chancery Courtroom, 1 Court Square, Camden, Tennessee, on October 27, 2025 at 1:00 P.M. The highest bidder at the second and final auction will be the buyer. Should the bid not be raised, the high bidder from the first sale will be the successful buyer. Possession of the real property will be upon delivery of the deed. The purchaser shall be responsible for all future property taxes from the date of closing forward and shall be prorated at closing.
This property is offered and sold as is, in the present condition, with no warranties or representations, express or implied, not noted herein. While Chancery sales are conclusive upon all parties to the action and generally confer a good title, nevertheless there is no warranty of title. The sale is subject to the confirmation of the Court.

NOTICE OF SALE OF REAL ESTATE
WHEREAS, by Deed of Trust dated May 4, 2015, recorded in the Register's Office of Benton County, Tennessee, in Record Book 262, Page 616 ("Trust Deed"), Sidney Mayo, an unmarried individual and Ruthie Whitaker, an unmarried individual, conveyed to Investors Title Insurance Company, Trustee, the real estate therein described, to secure the payment of certain indebtedness therein described; and
WHEREAS, default has been made in the payment of the indebtedness secured by the Trust Deed, and FirstBank, the lawful holder of the indebtedness, has declared the entire balance due and payable; and
