It appearing to the Court from the sworn affidavits filed in this cause that the whereabouts of the Defendant, Ryan R. Alvarez, are presently unknown and cannot be ascertained on diligent inquiry, so that ordinary process cannot be served upon him. Therefore, this Order of Publication should be published in Camden Chronicle newspaper located in Camden, Tennessee, as the best possible notice to the Defendant under the circumstances.
Defendant is hereby required to appear and file an answer with Sam Rainwaters, the Circuit Court Clerk of the Benton County Circuit Court, Benton County Courthouse, 1 Court Square, Room 207, Camden, Tennessee 38320, or otherwise defend against the Complaint, and to serve an answer to said Complaint by November 24,2024, which is thirty (30) days from the last day of publication of this notice, and send a copy of said answer to Michael L. Ainley, Attorney for Plaintiff in this cause, whose address is 200 North Poplar Street, Paris, Tennessee 38242, or a default judgment will be entered against the Defendant, Ryan R. SUBSTITUTE TRUSTEE'S SALE
Sale at public auction will be on December 5, 2024 at 11:00AM local time, at the south door, Benton County Courthouse, 1 East Court Square, Camden, Tennessee pursuant to Deed of Trust executed by Randy Oswalt and Kimberly Oswalt, to Harold D. King, Trustee, as trustee for Household Financial Center Inc. on August 24, 2007 at Record Book 159, Page 579, Instrument No. 60375; conducted by LLG Trustee TN LLC, having been appointed Substitute or Successor Trustee, all of record in the Benton County Register's Office. Default has occurred in the performance of the covenants, terms, and conditions of said Deed of Trust and the entire indebtedness has been declared due and payable.
Party Entitled to Enforce the Debt: U.S. Bank Trust Company, National Association, as Trustee, as successor-in-interest to U.S. Bank National Association, not in its individual capacity but solely as indenture trustee, for the holders of the CIM Trust 2021-R2, Mortgage-Backed Notes, Series 2021-R2, its successors and assigns.

This sale is subject to, without limitation, all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory right of redemption of any governmental agency, state or federal; any prior liens or encumbrances including those created by a fixture filing or any applicable homeowners’ association dues or assessments; all claims or other matters, whether of record or not, which may encumber the purchaser’s title and any matter that an accurate survey of the premises might disclose.

The right is reserved to adjourn the day of the sale to another day, time, and place certain without further publication, upon announcement at the time and place for the sale set forth above. If you purchase a property at the foreclosure sale, the entire purchase price is due and payable at the conclusion of the auction in the form of a certified/bank check made payable to or endorsed to LOGS Legal Group LLP. No personal checks will be accepted. To this end, you must bring sufficient funds to outbid the lender and any other bidders. Insufficient funds will not be accepted. Amounts received in excess of the winning bid will be refunded to the successful purchaser at the time the foreclosure deed is delivered.

Notice is hereby given that on the 4th day of October, 2024 letters testamentary (or of administration as the case may be) in respect of the estate of Robert E. Wessels, who died July 25, 2024, were issued to the undersigned by the Clerk and Master of Benton County, Tennessee. All persons, resident and non-resident, having claims, matured or unmatured, against the estate are required to file the same with the Clerk of the above-named Court on or before the earlier of the dates prescribed in (1) or (2) otherwise their claims will be forever barred:
(1)(A) Four (4) months from the date of the first publication (or posting, as the case may be) of this notice if the creditor received an actual copy of this Notice to Creditors at least sixty (60) days before date that is four (4) months from the date of the first publication (or posting); or
