Estate of THOMAS LEE FLOWERS, Deceased

Notice is hereby given that on the 12th day of May, 2025 letters testamentary (or of administration as the case may be) in respect of the estate of THOMAS LEE FLOWERS, who died 03-21-2025, were issued to the undersigned by the Clerk and Master of Benton County, Tennessee. All persons, resident and non-resident, having claims, matured or unmatured, against the estate are required to file the same with the Clerk of the above-named Court on or before the earlier of the dates prescribed in (1) or (2) otherwise their claims will be forever barred:

(1) (A) Four (4) months from the date of the first publication (or posting, as the case may be) of this notice if the creditor received an actual copy of this Notice to Creditors at least sixty (60) days before date that is four (4) months from the date of the first publication (or posting); or

(B) Sixty (60) days from the date the creditor received an actual copy of the Notice to Creditors, if the creditor received the copy of the notice less than sixty (60) days prior to the date that is four (4) months from the date of the first publication (or posting) as described in (1) (A); or

(2) Twelve (12) months from the decedent’s date of death.

All persons indebted to the above Estate must come forward and make proper settlement with the undersigned at once.

The City of Camden Mayor and Board of Alderpersons will hold a Final Reading and Public Hearing on Budget Ordinance #RP-2025B-1, (an Ordinance to amend the 2024/2025 Fiscal Year Budgets).

The public hearing and final reading will be held on Monday, June 9, 2025, at the hour of 5:30 p.m. at Camden City Hall.

All interested citizens are invited to attend and comment.

TRUSTEE'S NOTICE OF SALE

WHEREAS, Stanley D. Allen, III and Billie Sue Arnold Allen, by Deed of Trust dated June 23, 2023, and recorded in the Register's Office of Benton County, Tennessee, in Record Book 397, Page 146, conveyed to Steven P. Disser, Esq, Trustee, and subsequently to John W. Whitworth, by instrument of record in Record Book 425, Page 2730, in the Register’s Office of Benton County, Tennessee, the hereinafter described real estate to secure the payment of a certain installment note and any renewals thereof; and

WHEREAS, default has been made in the payment of the indebtedness and the holder of the note has declared the entire amount due and payable as provided in the Deed of Trust. The Successor Trustee has been directed to foreclose the Deed of Trust in accordance with the terms thereof and the public is hereby notified that the undersigned Successor Trustee will sell hereinafter described real estate at public auction to the highest and best bidder, for cash in hand, at the North door of the Courthouse in the Town of Camden, Tennessee, at 9:00 a.m., on Tuesday, the 17th day of June, 2025. BEING a tract or parcel of land lying and being situated in the Eighth Civil District of Benton County, Tennessee, being Lot No. 4 of Caraway Creek Estates, on the south side of the Town of Big Sandy located on the north side of a paved county road connecting Highway 69A with Lower Big Sandy River Road and on the south side of the Big Sandy School property, and being more particularly described as follows:

Further, the Grantor(s) represents, covenants and agrees that the manufactured home on the land is to remain on the land and has been permanently affixed to the land described herein so as to become a part of the real property.

This being the same property conveyed to Stanley D. Allen, III and Billie Sue Arnold Allen, by virtue of a Warranty Deed dated June 23, 2023, from Ready Home Services, LLC, a Tennessee Limited Liability Company, filed for record July 12, 2023, at 9:40 a.m., in Record Book 397, Page 142, in the Register’s Office of Benton County, Tennessee.

This sale is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights or redemption of any governmental agency, state or federal; any prior liens or encumbrances as well as any priority created by a fixture filing; and to any matter that an accurate survey of the premises might disclose. In addition, the following parties may claim an interest in the above-referenced property:

The sale held pursuant to the Notice may be rescinded at the Successor Trustee’s option at any time. The right is reserved to adjourn the day of the sale to another day, time, and place certain without further publication, upon announcement at the time and place for the sale set forth above.

Title to said real estate is believed to be good, however, the undersigned will sell as Successor Trustee and convey only such interest as vested in him by Stanley D. Allen, III and Billie Sue Allen Arnold, by virtue of the Deed of Trust.
