Notice is hereby given that on the 21st day of April, 2025 letters testamentary (or of administration as the case may be) in respect of the estate of Darryl Markham, who died December 19, 2024, were issued to the undersigned by the Clerk and Master of Benton County, Tennessee. All persons, resident and non-resident, having claims, matured or unmatured, against the estate are required to file the same with the Clerk of the above-named Court on or before the earlier of the dates prescribed in (1) or (2) otherwise their claims will be forever barred:
(1) (A) Four (4) months from the date of the first publication (or posting, as the case may be) of this notice if the creditor received an actual copy of this Notice to Creditors at least sixty (60) days before date that is four (4) months from the date of the first publication (or posting); or

SUBSTITUTE TRUSTEE'S NOTICE OF SALE
Sale at public auction will be on May 29, 2025, at or about 10:00 AM, local time, at the main entrance to the Benton County Courthouse, 1 East Court Square, Camden, TN 38320, pursuant to the Deed of Trust executed by Janice G Rigsby and Gavin C Fosnot, both unmarried, to Wilburn J. Evans, as Trustee for Mortgage Electronic Registration Systems, Inc., solely as nominee for FirstBank dated March 31, 2023, and recorded on April 3, 2023, in Book 391, Page 750, Instrument No. 113200, in the Register's Office for Benton County, Tennessee (“Deed of Trust”), conducted by Padgett Law Group, having been appointed Substitute Trustee, all of record in the Benton County Register's Office. Default in the performance of the covenants, terms, and conditions of said Deed of Trust has been made; and the entire indebtedness has been declared due and payable.

Said Lot 28 fronts 100 feet or more on the south side of Gray Street and extends back 162.5 feet, more or less, on the east property line and 167.0 feet on the west property line, to a deed line at the rear, measuring 100.0 feet thereon.
